What does a disputed condo building sale mean?

An October 15 report from Miami Beach Journal describes a lawsuit by three Collins Avenue condominium owners alleging that their board obstructed a proposed building sale. The public report is not a finding of wrongdoing and the court complaint has not independently been reviewed. For any collective sale, owners need the actual offer, governing documents, official minutes and applicable voting procedures before drawing conclusions.

Why it matters: A disputed proposal may affect your ability to evaluate a major property transaction.

How fast must your HOA show official records?

Florida's official statute archive gives parcel owners a generally applicable deadline of 10 business days after a board or its designee receives a written request for access to inspectable homeowners-association records. Certified mail is not needed to start that clock, although it affects a separate presumption of willful noncompliance. Privileged and other protected records remain exempt. This is standing guidance for budget season, not new October legislation.

Why it matters: Written requests can help you obtain budgets, minutes and contracts needed for association decisions.

When does a timeshare buyer's cancellation period end?

For a Florida timeshare purchase covered by section 721.10, the 2025 statutory text generally permits cancellation until midnight on the 10th calendar day after the later of contract execution or receiving the required documents. Different resale, listing and transfer arrangements do not automatically carry the same right. This is a standing purchase-rule reminder, not a new October 2026 law; check your contract and any later legal changes.

Why it matters: Knowing which transaction and trigger apply may help you preserve a timely cancellation option.

Can co-op owners inspect building reserve studies?

Florida's 2025 cooperative statute archive treats structural integrity reserve studies as part of association records and calls for retention of those studies for at least 15 years following completion. Its records-access provisions also address which official records owners can inspect and which are protected. This is standing guidance for owners considering budgets and possible assessments; current amendments and applicability to a particular cooperative should be confirmed.

Why it matters: Your association's study can help you compare repair estimates, reserves and proposed assessments.

Will a 2027 mortgage rule affect condo budgets?

Fannie Mae's March 18 lender letter increases the reserve-budget benchmark from 10% to 15% of annual budgeted assessment income for condominium projects reviewed under its Full Review process on loan applications dated January 4, 2027 or later. This is a mortgage-financing requirement, not a blanket new state reserve law. We revisit the standing guidance because boards are preparing budgets and buyers may face project eligibility questions.

Why it matters: Financing for a unit can depend partly on the building's reserve-funding documentation.

Miami Beach reviews higher water and sewer charges

Miami Beach's October 14 Commission agenda included an ordinance proposing water, sewer and stormwater rate changes to support infrastructure investment. The city manager recommended adoption at the second-reading hearing. An agenda and recommendation do not establish whether the ordinance passed; owners should check final minutes and the effective rate schedule. For associations, changing utility expenses may affect future operating budgets and assessments.

Why it matters: Proposed utility charges could affect what your association budgets for shared services.

Florida's mailed-ballot request deadline is October 22

October 22, 2026

The Florida Division of Elections lists October 22 as the mailed-ballot request deadline for the November 3, 2026 general election, and October 24–31 as the statewide mandatory early-voting period. County officials determine local voting sites, hours and some additional days. We repeat these preannounced dates because the request deadline is approaching. Confirm the details with your own Supervisor of Elections rather than relying on an outdated calendar.

How to participate: Check your county Supervisor of Elections for mail-ballot requests and early-voting options.
Why it matters: Owners and residents need to choose a voting method before the relevant deadline.
